Leland Shelby Speakes, III, a distinguished real estate broker, appraiser, and beloved member of his community, passed away peacefully at home on March 20, 2026, in Cleveland, Mississippi. Born on April 25, 1960, in New Orleans, Louisiana, Lee built a life grounded in dedication, skill, and an unwavering commitment to both his family and profession.
A 1978 graduate of Bayou Academy, Lee furthered his education as part of the class of 1982 at Mississippi State University. During his time at MSU, he was an active member of the Music Makers Production Group, where he forged lifelong friendships that enriched his personal and professional journey. Lee’s diverse interests extended well beyond his career; he was a passionate history enthusiast, an avid reader, and deeply enjoyed boating, music, and the art of collecting beautiful antiques. Known for his warm spirit and genuine hospitality, he treasured opportunities to entertain friends and family, sharing his love for life at every turn.
Following his graduation, Lee embarked on a career in the banking industry in Tupelo, Mississippi. After gaining valuable experience, he returned to Cleveland to join his father, Leland Shelby Speakes, Jr., as an associate Real Estate Broker and Appraiser. His drive and expertise led him to assume the role of Principal Broker at Leland Speakes Real Estate, Inc., where he built a respected and distinguished career characterized by reliability, integrity, and a strong work ethic. Lee’s dedication to serving his clients and uplifting the real estate industry was recognized by his peers, who honored him with the title of Realtor of the Year. In 2020, he was nominated for the Realtor Hall of Fame, a testament to his more than 25 years of leadership and unwavering commitment to the profession.
Beyond sales and appraisals, Lee possessed a remarkable talent and passion for renovating homes. He embraced challenging projects that many would shy away from, transforming them into showplaces through his keen eye and skillful craftsmanship. His enthusiasm for guiding others in their renovation endeavors reflected his generous spirit and love for the craft.
In 2018, Lee joined Griffith Real Estate as an Associate Broker, where he continued to share his expertise until his retirement in 2022 prompted by declining health. A graduate of the Realtor Institute and a Certified Licensed Residential Appraiser, he remained steadfast in his dedication to excellence throughout his career.
Lee was known not only for his professional accomplishments but also for his vibrant personality. He was often described as the life of the party—a loyal friend and a loving brother. Yet, his proudest role was that of “Uncle Bubba” to his seven beloved nieces and nephews, who held a special place in his heart. He will be deeply missed by all who had the privilege to know him.
Lee is survived by his sisters Meg Speakes Tuttle (Mike) and Lucy Speakes, and his cherished nieces and nephews: Shelby Tuttle Kitchings (Tyler), Ferris Love Capocaccia, Leland Sumner Capocaccia, Austin Tuttle, Sarah Beth Tuttle, John Brennan Capocaccia, and Swayze Capocaccia. He was preceded in death by his devoted parents, Leland Shelby Speakes, Jr. and Margaret Ferris Speakes.
A visitation to honor Lee’s memory will be held on March 25, 2026, from 1:00 PM to 2:00 PM at Merigold Methodist Church, located at 206 S. Church Street, Merigold, Mississippi. Following the visitation, a funeral service will commence at 2:00 PM, celebrating the life of a man whose impact on his community and loved ones will endure.
Pallbearers will be Sumner Capocaccia, Austin Tuttle, John Brennan Capocaccia, Tyler Kitchings, Scott Schaffer, Ken McGarrh, Tom Janoush and Neil Horton. Honorary pallbearers are Charlie VanDaley, Owen Kittle, Sam Lee, John Armstrong, and Ken Pate.
Leland Shelby Speakes, III, leaves behind a legacy defined by excellence, kindness, and an unyielding passion for life. His memory will reside forever in the hearts of those who loved him, and his contributions to the real estate industry and his community stand as a lasting tribute to his character and devotion.
